This facility is turn key. During the last 4 years there have been substantial upgrades to the FFE including a 50 ton travel lift to replace a 30 year old 40 ton lift. The entire property has been extremely well maintained. The zoning has been changed from from B-2 (intense business) to WGC (waterfront general commercial). WGC is the highest use designation, and covers new construction.

Uses include a design office; custom construction and prototype work; refinishing (the largest exterior refinishing was a 102’ aluminum yacht); hull lengthening; bottom modifications; well equipped shops for most all trades; equipment and engine installations, including bow thrusters and stabilizers, 3 major office suites, and 3 “operations” offices.

This region of Florida is working to develop a comprehensive “working waterfront” policy to preserve facilities like this. This facility is part of the Working waterfront, with turn-key facilities that can be moved into with all existing permits, low taxes, and modern facilities.
The facility has over 1,000 linear ft of dock and slip capacity. Over 500 ft of this dock is a modern, concrete commercial grade dock. With sales, office, and maintenance facilities immediate adjacent to the dock, the facility creates a stunning first impression for your yacht owners and prospective customers.

Docks- All docks are equipped with 50 amp 220VAC, 30 amp 120 VAC with modern shore power piers. There are over 5000 sq ft of covered slip space with clearance for towers. There are Federal and State permits in place to add around 140 feet of dock. Local permits are not necessary until ready to move ahead.

Buildings- The main building is over 12,000 sq ft of waterfront sales, office, and maintenance shops which are modern and fully ready to support a luxury yacht builder commissioning production line. A 70 ft x 80 ft steel building spans 5,600 sq ft of deep water docks with a 25 ft clearance above the water. There is a 450 sq ft fully enclosed floating workshop where tools, equipment, workbenches, and supplies can be brought right alongside a yacht for maintenance.

Commissioning and Repair Equipment- The yard is equipped with a new 50 Ton travel lift. There are over 10,000 sq ft of concrete pad boat haul out area for maintenance on hulls and running gear. The physical layout is optimum for moving boats and maximizing the space available.
Environmental- There are no environmental issues impacting yacht repair and maintenance at the facility. A Phase I/II environmental site assessment was completed in May 2006.

Soils & Geotechnical- a comprehensive geotechnical analysis of the facility in 2006 to determine the soil conditions and stability of all pier and concrete structures on the site. No issues were found.

Public Water and Sewer- The facility is serviced by city water and sewer. There is no capacity or zoning issues that affect full use of water and sewer. There is also a “non-potable” well available for use.

Public Road Access- The site is accessed by Salerno Road. This is a two-lane residential road, making a perfect entry for your customers and prospective clients. Road access is less than 5 minutes from Exit 101 of Interstate 95 and about 6 miles from the exit from the Florida Turnpike. Easy road access for your large parts, customers, and vendors is a major plus.
